Electrical Remodeling
& Additions

Planning a kitchen, bathroom, apartment or whole-home remodel? Or simply adding better lighting and a few outlets? Chasov Electric has provided electrical work for residential remodeling since 2000. We work with homeowners and general contractors in San Francisco and the Greater Bay Area, from planning the electrical work through installation and final electrical inspection.

Just adding lights, switches or outlets? Contact us directly to discuss the electrical work. A general contractor is usually unnecessary for a project confined to electrical improvements; any patching or painting can be identified in the scope.

Choose your approach

Can I manage my own remodel?

Yes, managing a kitchen or bathroom remodel yourself can work when the scope is clear and you have the time and experience to coordinate qualified trades. In San Francisco, first confirm the permit and owner-builder requirements for your property with DBI. You can hire Chasov directly for the electrical portion while you manage the overall project.

Hire a general contractor

What you gain
An experienced person coordinating the agreed work, trades and construction schedule.
What you contribute
Your priorities, budget, timely selections and approval of changes.
What it costs you
Coordination and overhead are included in the contractor’s price.
When it fits
Several trades, tight deadlines, major changes or limited time to supervise.

Manage the project yourself

What you gain
Direct control over choices and spending, the enjoyment of shaping the project, and possible savings on overall management costs.
What you contribute
Those decisions plus hiring, deliveries, daily questions, scheduling, inspections and resolving problems between trades.
What it costs you
Your time and availability. Mistakes, delays, repeat visits and rework can consume the savings.
When it fits
A clearly defined, simpler scope; dependable trades; relevant experience; and room in your schedule and budget for surprises.

For most complete kitchen and bathroom remodels, we recommend using a qualified general contractor. Managing a limited project yourself can be a reasonable choice if you understand and accept the work involved.

Total remodel budgets—not electrical-only prices.

These ranges cover the entire kitchen or bathroom project shown, including electrical work, the other trades, labor, materials and listed equipment. Chasov provides a separate quote for the electrical portion.

Planning ranges; design, permit fees, major hidden repairs and contingency are additional.

Keep it simple: what lands on your calendar?

Cabinet delivery, installation, counter measurements, plumbing, electrical work and inspections still need the right sequence—even when the layout stays the same.

These are examples, not required shopping lists. All three levels need the applicable safety and code work. A high-priced appliance alone does not make a project difficult; moving things, opening walls and coordinating systems do.

What these budgets include

Whole-room planning ranges for San Francisco, researched September 2026. These are illustrative construction budgets, not Chasov electrical quotes or measured citywide averages. They assume professional trade labor, listed materials and equipment, and ordinary contractor coordination. Confirm tax, delivery, disposal, permit and design allowances in actual bids. Budget separately for design/engineering, permit fees, major hidden repairs or service upgrades and a contingency reserve. Size, access and existing conditions can move a project outside these ranges. The most elaborate example is not a spending ceiling.

Ready to take
the coordinator’s seat?

Managing your remodel can bring savings, control and satisfaction. You also handle hiring and written scopes, license and insurance checks, orders and deliveries, access and cleanup, payments and changes, scheduling and final approvals. Be available for questions, understand your obligations when hiring workers directly, and reserve time and money for surprises. When a delivery slips or trades disagree, you are the person who sorts it out.

Before you start

Photograph and measure the room, list what stays and what moves, then ask San Francisco DBI which permits, drawings and ownership documents you need—and whether you can apply as an owner-builder. Check any building or HOA requirements. Prepare required plans and the project budget, obtain approvals, and agree in writing who handles each job and permit; Chasov handles the electrical permit for our work. Confirm product models and deliveries before demolition, then schedule the trades and inspections, including checks before work is covered and final sign-offs. Keep the permit records.

The City’s kitchen/bath homeowner route has specific property and owner-performed-work conditions; confirm your eligibility with DBI using the links below.

Practical savings

Make the electrical
budget work harder.

Whether you hire a general contractor or manage the project yourself, bring us into the electrical planning early. We specialize in finding practical ways to reduce electrical costs while protecting safety, workmanship and the finished appearance you want.

That can mean using suitable existing wiring after evaluation, choosing efficient wiring routes, coordinating installation while walls are already open, comparing lighting and control options that achieve the same result, and checking capacity before assuming a panel or service upgrade is necessary. We explain any tradeoffs before you decide.

Can I hire Chasov directly
for my remodel?

Yes. We work directly with homeowners who are managing their own remodel. Bring us your plans, photos or ideas, and we can help define the electrical scope, evaluate existing wiring and panel capacity, explain your options and prepare a written electrical estimate.

We help plan lighting, switches and outlets, review the electrical requirements of your selected appliances, and explain what needs to be ready before installation. We coordinate our electrical work with your other trades as needed, obtain the electrical permit for our contracted work, and complete installation, testing and electrical inspections through final approval.

You remain responsible for coordinating the overall remodel and arranging the building permit and other trades. We give you an experienced electrical contractor to work with directly, from early planning through completion.
